A new QuikTrip at the corner of Lindbergh and Lemay Ferry, a new 26-acre subdivision in Oakville, a self-storage facility in Sappington and a new construction company office on South County Center Way are the four South County projects up for St. Louis County zoning this month.

The St. Louis County Planning Commission is holding a videoconferenced public hearing at 7 p.m. Monday, Jan. 25, by WebEx videoconference only due to COVID-19.

All the projects are in the 6th District of Councilman Ernie Trakas, R-Oakville, but the Sappington self-storage is in the 5th District of council Chairwoman Lisa Clancy, D-Maplewood. The Trakas projects are in the Mehlville School District, while the Clancy project is in the boundaries of Lindbergh Schools.

Savoy Investments of St. Charles is proposing a new QuikTrip on the corner of Lindbergh Boulevard and Lemay Ferry Road, 3934 Lemay Ferry Road. The 0.39-acre site is the current location of Lindbergh Tire & Auto Center and borders the Ritz Center shopping plaza.

The QuikTrip would require a change from C-8 Planned Commercial zoning to C-3 Shopping District commercial zoning.

The new gas station would be surrounded by two other nearby QuikTrips down either adjoining road: There is a QuikTrip at South Lindbergh in Green Park, and there is a QuikTrip at 3475 Lemay Ferry Road just blocks from the new proposed location.

McBride Homes is proposing a 26-acre subdivision of single-family houses at Telegraph and Fine roads, proposing a Planned Environment Unit or PEU in the R-2 15,000 square foot Residence District.

The subdivision would be located at 7676 Fine Road, next to Rogers Elementary School.

The developer did not submit any further information to the county about the proposed subdivision. In 2014, the county rejected a plan from Pulte Homes to build a 30-acre subdivision at the site due to the extreme grading that was necessary and because of a historic house on the site.

Jered Gallagher of Gallagher Bros. Construction is proposing a contractor’s office on 0.38 acres on the southeast side of South County Center Way, 500 South County Center Way, north of Interstate 255. The location looks like a house but is the current site of PondMarket.com.

Gallagher is requesting a zoning change from C-3 to C-8 for the office, which would include construction storage.

In Sappington, developers propose using a 4.7-acre tract of land at 11411 Gravois Road and 11431 Gravois Road, on the north side of Gravois roughly 780 feet east of Denny Road, as a self-storage and retail sales facility with RV and boat storage. It is the current site of an automotive business.
