Petitions for new Aldi, Chick-fil-A, Chipotle to be heard by county Planning Commission

A proposed Aldi grocery store in South County is one of the public hearings scheduled to be heard by the St. Louis County Planning Commission this month.

The Planning Commission will meet Monday, July 17 at 7 p.m. at the St. Louis County Government Center in Clayton, located at 41 S. Central Ave., 63105.

Aldi Inc. is proposing a 20,500-square-foot store on a 4.98-acre lot at 13047 Butler Crest Drive. The vacant lot, currently owned by Kromal Investment Inc., is zoned for C-2 commercial. Aldi is requesting a change to a C-8 planned commercial district. The location is in the 6th District of County Councilman Ernie Trakas and the Mehlville School District.

The proposed store features 108 parking spaces, with a full access drive entrance off Old Tesson Ferry Road and a right-in, right-out entrance off Tesson Ferry Road. The lot is split with an existing McDonald’s and is situated across from the old MetLife building property, which is being redeveloped into the mixed-use development “Tesson Ridge.”

The commission previously considered a proposal for the same location last summer, at that time from Tidal Wave Car Wash, which sought a conditional use permit to construct an express car wash facility on the site.

This is not the first Aldi proposal in recent years for South County. The discount supermarket chain had initially planned to build a store next to Oakville Middle School and Wohlwend Elementary back in 2017. The Mehlville School District had agreed to sell 1.28 acres on the campuses of Oakville Middle and Wohlwend, however, Aldi ultimately withdrew from the deal. That proposed Aldi would have been the first in Oakville. There are currently three others in South County, one in Green Park, one in Crestwood and the other in Lemay.

Another proposal scheduled to be heard by the commission July 17 is a request from Alrig Inc. for a new Chick-fil-A fast-food restaurant and a drive-thru Chipotle at 5240-5245 Towne South Road. Currently, there is a vacant 1-story Bank of America building on the lot.

The proposal calls for a 5,226-square-foot Chick-fil-A with two drive-thru lanes, and space for 74 indoor seats, and 24 outdoor seats. Additionally, there would be a 2,337-square-foot drive-thru Chipotle, with 46 indoor seats and 20 outdoor seats. Combined, the two restaurants would have 110 parking spaces, including six accessible parking spaces.

That petition is in the Lindbergh School District and the 6th Council District.
