County Planning Commission holding hearing on Club Car Wash

The St. Louis County Planning Commission will hear two proposals in South County at its public hearing Monday, including a proposal for an automated car wash with vacuum bays off Lemay Ferry Road and Mehl Avenue.

The public hearing will be held in person in the St. Louis County Council Chambers, 41 S. Central Ave., in Clayton at 7 p.m. Monday, Nov. 14. The meeting will also be livestreamed on the commission’s Youtube channel.

The first public hearing in South County is a request for an amended C-8 planned commercial district to allow for all permitted uses in a C-2 shopping district on a 1.68 acre tract of land off Lindbergh Boulevard and West Oaks Parkway. The property at 5757 S. Lindbergh Blvd. features an existing two-story office building that previously housed medical offices. The commission previously heard a plan in March for the same site that requested amended C-8 zoning to allow for significant upgrades to the exterior of the building and the parking lot. The property is in the Lindbergh Schools school district.

The second South County-based proposal is a request for an amended C-8 planned commercial district to allow for an automated car wash with vacuum bays at Lemay Ferry Road and Mehl Avenue. The tract in question, at 4500 and 4504 Lemay Ferry Road, is the site of a former Jack in the Box fast food restaurant and Jiffy Lube vehicle maintenance shop and totals 1.36 acres. The proposal calls for an automated drive-thru car wash with 20 vacuum stalls and is in the Mehlville School District. The company requesting the amended C-8 zoning is Club Car Wash, which recently acquired several St. Louis-area Tidal Wave car washes, including the Tidal Wave Car Wash at 5677 S. Lindbergh Blvd.

Other plans to be heard by the commission include a request for an amended C-8 planned commercial district in the 4th County Council District, a conditional use permit request for a telecommunications tower in the 2nd Council District and a zoning change request from a non-urban district to R-3 residential district for single-family housing in the 7th Council District.
