The St. Louis County Council has approved the development of fourteen single-family homes on Fine Road, in the wooded area between the Shadow Point neighborhood and Rogers Elementary School. The decision, as well as the rezoning of the land to a residential district, passed at the council’s June 24 meeting.
The fourteen new residences will consist of both two-story and ranch-style homes, equipped with two-car garages. Lot sizes will range from 7,500 square feet to 12,553 square feet.
Existing tree mass will remain along the western and southern property lines, but during a public hearing on Jan. 13, county residents voiced concerns surrounding the removal of existing trees in the vast green space along Fine Road.
Citizens were also concerned about how the development would impact traffic on Fine Road, as well as stormwater and flooding. In 1965, the tract of land was designated as a Floodplain Non-Urban District, meaning the area is susceptible to flooding, as the site sits close to both the Meramec and Mississippi rivers.
In a poll at the January public hearing, three people indicated they were in favor of the plan, and four people indicated they were in opposition or had concerns regarding the plan.
Within the next 18 months, the developer must submit a site development plan to the Planning Commission for approval before work can begin on the site.
