The 100-acre Tesson Ridge redevelopment of the former MetLife property along Tesson Ferry Road is up for St. Louis County zoning next week.
The videoconferenced public hearing will be held by the county Planning Commission at 7 p.m. Monday, June 14. Instructions for joining the videoconference can be found at https://tinyurl.com/phJun14Webex. The notice for the meeting was sent out Wednesday.
Developer Propper Construction, which will be represented by Stock & Associates Consulting Engineers, is seeking zoning approval for multiple-family residences, single-family homes, detached single-family houses, research facilities, professional and scientific laboratories and all C-2 Shopping District commercial uses for the 99.34-acre site.
At a town hall on the project held in April, the developers said that the development would be divided into four planning areas: A commercial area with shops and restaurants known as The Shops at Tesson Ridge, 210 apartments inside the repurposed MetLife building called The Residences at Tesson Ridge, as well as two residential areas. The Manors at Tesson Ridge would feature 110 single-family homes in low $500,000 to the $1 million-plus range, while The Villas at Tesson Ridge would go for $250,000 and up and would include no more than 60 single-family villa homes.
The average rent for a one-bedroom unit in the apartment building would be around $1,835. Average rent for a two-bedroom unit would be between $3,000 and $4,000 a month.
The property is divided into the areas by acreage: The Manors would be 57.43 acres, with a buffer area of 8.68 acres. The Residences would take up 21.62 acres. The commercial area would be 5.11 acres. The 60 single-family attached or detached homes in The Villas would use 9.87 acres and would border the existing villas of Tesson Gardens, a development unrelated to the MetLife property.
