Planning panel to consider rezoning requests May 12

A public hearing for a rezoning request on Old Lemay Ferry Road that proposes one-, two- and three-unit multiple family dwellings is among the proposals that will be heard later this month by the St. Louis County Planning Commission.

The Planning Commission will meet at 7 p.m. Monday, May 12, in the County Council Chambers in the Lawrence K. Roos County Government Building, 41 S. Central Ave., Clayton.

Concerning the rezoning request for the one-, two- and three-unit multiple family dwellings, JHB Properties is re-questing a zoning change to the R-5 6,000-Square-Foot Residence District from the R-2, 15,000-Square Foot Resi-dence District for a 9.30-acre tract on the northwest side of Old Lemay Ferry Road, about 800 feet south of its intersection with Lemay Ferry Road.

JHB Properties also has requested a Planned Environment Unit procedure in the R-5 6,000-Square-Foot Residence Dis-trict for the same tract. Under the PEU procedure being requested by the developer, some lots could be less than 6,000 square feet, provided that the average lot size, including the development’s common ground, exceeds 6,000 square feet.

Other public hearings scheduled May 13 include:

• A request by David and Jacqueline Haffner for a CIDD Commercial-Indus-trial Designed Development in the M-3 Planned Industrial District for a 0.70-acre tract on the north side of Baumgartner Road, about 600 feet east of Baumgartner Industrial Drive.

The proposed use is limited retail sales in association with an existing vehicle wholesale operation.

• A request by Richard Cranwell for a zoning change to the C-8 Planned Commercial District from the R-2, 15,000-Square-Foot Residence District for a 0.40-acre tract on the southeast side of Tesson Ferry Road, about 90 feet northeast of Juengel Drive.

The proposed use is a medical office and enclosed automobile storage.

• A request by the E&M Development Co. for a zoning change to the C-8 Planned Commercial District from the R-2, 15,000-Square-Foot Residence District for a 0.895-acre tract on the southeast corner of Juengel Drive and Tesson Ferry Road.

The proposed uses are office and retail.
