The St. Louis County Planning Commission approved two conditional use permits during an executive session on Aug. 3. Both permits were approved for South County developments.

The first conditional use permit was to operate a childcare center at 6190 Telegraph Road, north of Christopher Drive and on the east side of Telegraph. The site is currently undeveloped. The lot previously held a single-family home, but that was torn down in the past, and the land now stands vacant. The childcare center is expected to be a 10,000-square-foot building with 27 parking spaces according to the site development plan.

Several revisions are recommended to be made to the current plan: moving trash enclosures to the rear or side of the property, installing sight-proof fencing around three sides of the property to screen the building from residential areas, creating a setback of 200 feet from the eastern property line to screen it from a residential area and using architectural elements that would be “residential in nature” to maintain a similar appearance to the surroundings.

The second conditional use permit was to operate a vehicle center at the intersection of Union Road and Lindbergh Blvd., north of the South County Center. This 0.9-acre property was originally developed as a gas station, then used as a florist and then a mattress store. The vehicle center on the property would be a 1,345-square-foot building with 11 parking spaces according to the site development plan.

At the meeting, several revisions were recommended, such as structures to keep trash enclosed, a reduced curb cut on Lindbergh Boulevard, a requirement of high-quality materials on the sides of the building and landscaping to meet regulations.
