Up to 49 new homes could be expected in unincorporated St. Louis County between Concord and Oakville following the County Council’s approval of two ordinances: one rezoning the area — 20.33-acres located opposite of Misty Trail Lane on the east side of Kerth Road and the west side of Interstate 55 — from an “NU” Non-Urban District to residential, and the other authorizing and giving preliminary approval for the development of the land.

The site currently consists of four parcels, all fronting Kerth Road. Three of the parcels are wooded, while one — despite the non-residential zoning — is the site of a single-family residence set to be demolished. Though this area has been zoned an NU Non-Urban District for quite some time, single-family homes surround the site.
Due to its size, the development could yield 58 lots, though the petitioner proposed just 49. The lots are proposed at varying sizes, with the smallest proposed at 8,000 square feet and the largest at 18,429 square feet. The average house size on each lot will be approximately 1,800 square feet.
The proposed subdivision will also have 6.3 acres of common ground to be maintained by the homeowner’s association, including water detention basins on either side of the parcel. Sidewalks throughout the neighborhood and two cul-de-sacs for access and turnarounds will also be added. Additionally, dense tree coverage will remain in the areas surrounding the creek that runs through the entirety of the eastern portion of the property to satisfy the 25-foot vegetative buffer.
